Homeowners insurance in Winchester, CA
New construction or a few acres out past the tracts, here's what Winchester owners should know.
Winchester is growing fast
Winchester isn't a city. It's an unincorporated community in Riverside County, sitting between Menifee, Hemet and French Valley, and it's filling in quickly with new subdivisions on what used to be open farmland. You might have just closed on a brand new house, or you might have been on a few acres out there for decades. The insurance looks different for each.
I'm Javier Calvo. Calvo Insurance Agency is a Farmers agency in Murrieta, a short drive west, and I've worked in business and construction for more than 25 years, so new builds and older rural places are both familiar ground.
Buying new construction
Your lender will want a homeowners policy in place before closing, so start the quote a few weeks out, not the day before. New homes tend to price well because the roof, wiring and plumbing are all current.
A builder's warranty is not insurance. California law holds builders responsible for many construction defects for up to ten years, but that won't pay for a fire, a burst pipe or someone getting hurt in your backyard. You still need your own policy from day one. Bring the builder's paperwork when we talk, and I'll explain where it stops and the policy picks up.
Rural parcels and distance to a fire station
Fire protection in unincorporated areas like Winchester comes from the Riverside County Fire Department, which works in cooperation with CAL FIRE. Insurers look at how far a home is from the nearest fire station and hydrant. A house in a new tract with hydrants on every corner can price quite differently from a ranch property further out with a well and a long dirt driveway.
On larger parcels, think about everything that isn't the house: barns, sheds, fencing, a detached garage. Those fall under other structures coverage, which is often a set percentage of the dwelling limit and can be too low for a working property.
Wildfire, quakes and flood
Dry grass and brush around the open land raise fire risk, and some carriers have cut back on new California homeowners policies. If Farmers can't write your home, the California FAIR Plan covers fire, and a second policy adds theft, water damage and liability.
Western Riverside County sits between the Elsinore and San Jacinto faults. Homeowners insurance excludes earthquake damage, so that's a separate policy, usually from the California Earthquake Authority. Flood is excluded too. Even in a new subdivision, check your lot on FEMA's flood map, because drainage on graded land doesn't always behave the way the brochure suggests.
Getting started
If you're comparing homes in nearby cities, I have pages on homeowners insurance in Menifee and Hemet. My homeowners insurance guide covers how a policy works, and new homeowners often save by bundling home and auto insurance at the same time.
Call (951) 383-3000 or stop by 26690 Madison Ave, Ste 105, Murrieta, CA 92562. Tell me your closing date, or send over your current policy, and I'll take it from there. I speak English and Spanish.
Frequently asked questions
- When should I get homeowners insurance for a new Winchester home?
- Start a few weeks before closing. Your lender needs proof of a homeowners policy before it will fund the loan, and waiting until the last day leaves no room to fix problems.
- Does a builder's warranty replace homeowners insurance?
- No. A builder's warranty and California's construction defect law cover the builder's mistakes, not fire, theft, water damage or liability. You need a homeowners policy from the day you close.
- Why does my Winchester location affect my insurance price?
- Insurers rate homes partly on fire protection: how far you are from a fire station and hydrant, and how much brush surrounds the property. Rural parcels farther from services usually price higher than homes in new tracts.
- Are my barn and fences covered on a rural Winchester property?
- They're usually covered under other structures, which is often a percentage of your dwelling limit. On a property with a lot of outbuildings or fencing, that limit may need to be raised.
