Homeowners insurance in Menifee, CA
From 1960s Sun City homes to brand-new tracts, here's what changes the policy in Menifee.
Two kinds of Menifee homes
Menifee is really two housing stories in one city. Sun City started in the 1960s as a Del Webb retirement community, and a lot of those single-story homes are now 50 or 60 years old. Then there are the newer tracts, places like Audie Murphy Ranch, where the roof, wiring and plumbing are all recent. I'm Javier Calvo, my office is next door in Murrieta, and I insure both. They need different conversations.
On an older Sun City home I want to know the roof age, what the plumbing is made of and whether the electrical panel has ever been replaced. Insurers ask about all three, and an original panel or a tired roof can decide whether a carrier will write the house at all. A newer tract home usually prices better for the opposite reason. Nothing in it is old enough to worry about yet.
Pools, heat and liability
Menifee summers are hot, and a lot of backyards have a pool or spa. Your homeowners policy covers the pool itself as part of the property, but the bigger issue is liability if someone gets hurt. I usually suggest more liability than the minimum on a pool home, and an umbrella policy if you have kids' friends or grandkids over all summer. A locked gate and a proper fence help too, and some carriers ask about them.
Solar panels, owned or leased
Since 2020, California has required solar on most new single-family homes, so many Menifee tracts came with panels already on the roof. If you own the system, it's part of the house and should be counted in your dwelling limit. If it's leased, the solar company usually owns and insures it, but read your lease. Some leases put that on you.
Landscaping, home offices and the fine print
If you've put money into a drought-tolerant yard, know that trees, shrubs and plants get limited coverage on most homeowners policies. They're typically covered for things like fire and theft, not wind, and only up to a small percentage of your dwelling limit. Same story with a home office. Business equipment usually has a low cap on a standard policy, and business liability isn't covered at all. If clients come to your house or you keep real inventory there, tell me so we can add the right coverage.
Wind, storms and Salt Creek
Santa Ana winds can take shingles and fences with them, and that kind of damage is covered on a normal homeowners policy. Water from outside is not. Heavy storms can send a lot of runoff through the Salt Creek channel and low streets, and flooding needs its own policy. If you're near the channel, check your address on FEMA's flood map. A flood policy usually takes 30 days to start.
For a full rundown of what a policy covers, see my homeowners insurance guide. If you got a non-renewal and can't find a carrier, read about the California FAIR Plan and then call me. Most Menifee families also have a car or two, and putting home and auto together usually saves money.
Call (951) 383-3000 or come by 26690 Madison Ave, Ste 105, Murrieta, CA 92562. I'll look at your current policy for free, in English or Spanish. If you're up the road in Perris, I cover that too.
Frequently asked questions
- Is homeowners insurance more expensive for older Sun City homes?
- It can be. Roof age, old plumbing and original electrical panels all affect price, and some carriers won't write a home until they're updated. Replacing the roof or panel often opens up better options.
- Does my homeowners policy cover my pool?
- The pool is covered as part of your property, and your liability coverage applies if someone is hurt. Because pools raise the liability risk, I usually recommend higher liability limits or an umbrella policy.
- Are my solar panels covered by homeowners insurance?
- If you own them, yes, as part of the dwelling, so make sure your dwelling limit includes them. Leased panels are usually insured by the solar company, but check your lease agreement.
- Do I need flood insurance in Menifee?
- Only if your lender requires it for a FEMA high-risk zone, but homeowners policies never cover flooding. If you're near Salt Creek or a low-lying street, a separate flood policy is worth pricing.
- Does homeowners insurance cover a home business in Menifee?
- Only a little. Business equipment has a low limit and business liability is excluded. A home business endorsement or a small business policy fills that gap.
