Business Owners Policy for California Businesses

Property and liability protection in one policy, for California small businesses.

What's covered

  • Your building, equipment, inventory and furnishings if they're damaged or stolen
  • General liability if a customer is injured or their property is damaged
  • Lost business income while you're shut down after a covered loss
  • Legal defense costs and settlements tied to a covered liability claim
  • Signs, tenant improvements and property you take off-site, depending on the policy

A Business Owners Policy — most people call it a BOP — is the workhorse policy for small California businesses. It bundles commercial property and general liability into one policy, usually for less than buying them separately. A pipe bursts over your stockroom in Fresno. A customer slips on a wet floor in your Riverside shop. This is the policy that responds.

Most owners we talk to don't need something complicated. They need to know the bills won't land on their personal bank account. The walk-in cooler dies. A fire closes the shop for three weeks. Someone gets hurt on the premises. A BOP covers the building or tenant improvements, the equipment and inventory inside, the liability claim, and the income you lose while you're closed.

Calvo Insurance Agency writes commercial insurance in California only. So we know which carriers want your kind of business and which will price you out. Ten years in, working in English and Spanish. We'll tell you honestly if a BOP isn't the right fit.

Quick questions

How much does a Business Owners Policy cost in California?
Most small California businesses pay a few hundred to a few thousand dollars a year. Your price follows your industry, revenue, property value and location. Answer the quiz on this page and we'll have a real number for you, usually within one business day.
Does a BOP include workers' compensation?
No. Workers' comp is a separate policy. In California it's required from your first employee. We quote both at once, so it's one call.
I lease my space — do I still need it?
Yes. Most California landlords require it. Your landlord's policy covers the building shell — not your equipment, inventory, improvements, or your liability to customers.
